Unfortunately, this is the boring bit, but still very important all the same!

By making a booking on this property you are fully accepting the rules outlined below.

Rental Rules

SMOKING

All of the villas are a NON SMOKING property

PETS

PETS are not permitted in rental units under any conditions.

RESERVATION & DAMAGE  DEPOSIT.

A refundable security deposit is required for your stay and will be collected with the balance due. It is fully refundable within (7) days of departure, provided the following provisions are met:

  • No damage is done to property or its contents, beyond normal wear and tear.
  • No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
  • All contents of the fridge and freezer have been removed and disposed of correctly.
  • All debris and rubbish have been removed from the property.
  • All dishes, cooking utensils etc must be cleaned and properly put away.
  • All keys are left in the key box outside and the unit is left locked.
  • All windows and doors have been properly secured and locked.
  • All charges accrued during the stay are paid prior to departure. No linens are lost or damaged.
  • The renter is not evicted by the owner (or representative of the owner) or local law enforcement.

**Full list of terms and conditions will be emailed in advance of stay and must be adhered to, to ensure the full return of security deposit.

Keys

If keys are lost or misplaced a replacement fee will be charged.

  • €30.00 for the keys
  • €50.00 if the key fob is lost.
  • €20.00 to cover taxes charged
  • The total cost that may apply €100.00

PAYMENT

Revolut or Paypal

Booking deposits are non-refundable.

Prices quoted are exclusive of 7% local tax.

CANCELLATIONS

Cancellation of bookings where your arrival dates is 60 days or longer will warrant a 100% refund excluding €200.00 non-refundable booking deposit.

Cancelled bookings of less than 60 days will warrant a 50% refund, excluding €200.00 non-refundable booking deposit.

MAXIMUM OCCUPANCY

This varies per villa.

Villa Mariesa: The maximum number of guests is limited to four (4) persons.

Villa Katarina: The maximum number of guests is limited to six (6) persons.

Any more guests are at the owner’s discretion.  Please note if more people are staying than the informed number of guest, the refundable security deposit may not be returned.

MINIMUM STAY

This property requires a five (5) night minimum stay (5-night stay allowed during off-peak season). Longer minimum stays may be required during holiday periods.

INCLUSIVE FEES

Rates include a one-time linen & towel setup.  Beach towels are also provided. Facilities fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE

While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate.   We do not permit towels or linens to be taken from the property.

PROPERTY RATES AND PRICING

Rates subject to change without notice.

FALSIFIED BOOKINGS

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS

Any exceptions to the policies mentioned above must be approved in writing in advance.

PARKING

PARKING – Parking is limited to One (1) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

WATER AND SEPTIC

These cabins are on wells and septic systems. The mineral content in the water is high. During a drought, the well water may have an odour. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred euro (€200).

INSURANCE

We do not accept any liability for any accidents which may happen in the property throughout your stay.  It is your responsibility to take out adequate travel insurance and cover for the duration of your trip.  Children must be supervised at all times.
